Overview

Atlas CMMS is maintenance software for teams coordinating equipment upkeep, service requests, and parts. It suits organizations that need flexible deployment and broad asset records; teams should weigh its per-user paid tiers and the trial’s non-production restriction before adopting it.

The product is described as open source and dual-licensed under AGPLv3 or a commercial license for white labeling, custom branding, and advanced features. That gives teams a self-hosting path, but commercial licensing matters if they need the stated branded or advanced capabilities.

Key features

Work orders and preventive maintenance

Teams can create, assign, prioritize, and track work orders, preventive maintenance, and service requests. Schedules can recur daily, weekly, monthly, or yearly, or be triggered by events or meter readings. This flexibility suits maintenance programs spanning routine calendar work and equipment-triggered service. Technician time and manpower tracking are paid features, so organizations that need labor records must budget for at least Starter.

Assets, parts, and mobile work

Asset records support custom fields, parent-to-child hierarchies, QR codes, maintenance logs, and sensor connectivity, across a stated range of 10 to 1,000,000 assets. That range is useful for organizations whose equipment estates may grow substantially. Inventory adds low-stock notifications, automatic usage tracking, barcode lookup, cost reporting, and usage forecasting, but inventory management starts with Starter rather than the free Basic plan.

Native iOS and Android apps let technicians view assigned jobs, start work orders, receive notifications, and look up asset information. Professional adds offline mobile mode, a practical distinction for teams that need mobile work when connectivity is unavailable.

Deployment, integrations, and safeguards

Atlas supports cloud, self-hosted, and hybrid deployments. Its repository documents Google Maps integration and configuration options for Google Maps, Google Cloud Storage, SMTP, SendGrid, and Google or Microsoft OAuth2. The range helps teams connect location, storage, messaging, and sign-in settings, while API access is reserved for Business.

The privacy policy states that data at rest is encrypted with AES-256 and data in transit with TLS 1.3, and describes documented incident response procedures with a 72-hour notification timeline. It also says Atlas does not sell personal information and identifies Cloudflare, Netlify, and Google as service providers. Standard support is email during business hours with a 24-hour response time; cloud deployments have a 99.9% monthly uptime commitment.

Pricing

Atlas uses a freemium model, with paid plans billed per user monthly. Basic is 0.00 USD per free and includes unlimited work orders, custom tasks, unlimited Request User Licenses, and asset management. It is a sensible starting point for teams focused on core work orders and assets, but excludes inventory management, time tracking, and reporting.

Starter is 10.00 USD per month (billed $10 /month per user). It adds custom checklists, inventory management and costing, time and manpower tracking, and 30 day analytics and reporting. This is the entry tier for teams that need parts control or technician labor tracking.

Professional is 15.00 USD per month (billed $15 /month per user). It includes everything in Starter plus multiple inventory lines, signatures, a customizable request portal, and mobile offline mode. Teams that depend on offline field access or more than one inventory line have a clear reason to step up.

Business is 40.00 USD per month (billed $40 /month per user). It adds workflow automation, purchase order management, multi-site module support, and API access to Professional. It fits organizations that need those purchasing, multi-site, or integration capabilities, but the per-user price makes it a significant jump from Professional.

A 15-day trial is for internal evaluation only; the terms prohibit production or commercial use during the trial. Teams should plan a separate evaluation environment rather than relying on the trial for live operations.

Platforms

Atlas supports web, Android, iOS, API, and self-hosted deployments. Cloud, self-hosted, and hybrid options give teams a choice of operating model; the API platform designation does not remove the plan gate, since API access is a Business feature.

Who it's for

Atlas is best suited to maintenance teams that need structured work orders, scheduled or meter-triggered preventive maintenance, asset records that can scale, and parts tracking. It is particularly relevant for organizations that value self-hosting or hybrid deployment and can accept per-user pricing for inventory, offline mobile work, or API access.

It is a weaker fit for teams that require production use during a trial, want inventory or time tracking without a paid subscription, or need API access at a lower tier. Organizations with simple maintenance needs may be able to stay on Basic, but should account for the feature gates before treating the free tier as a complete maintenance system.

Pros and cons

Pros: Asset records span 10 to 1,000,000 assets and support hierarchies, QR codes, logs, custom fields, and sensor connectivity, giving teams room to model varied equipment estates.
Pros: Preventive schedules can follow calendar intervals, events, or meter readings, accommodating more than one maintenance trigger.
Pros: Cloud, self-hosted, and hybrid deployment options support different operating preferences.
Cons: Inventory, time tracking, and analytics begin on the $10 per-user Starter tier, limiting Basic for teams that need operational cost and labor control.
Cons: API access requires the $40 per-user Business tier, a meaningful cost hurdle for teams integrating Atlas into an existing stack.
Cons: The 15-day trial cannot be used for production or commercial purposes, limiting its value as a live pilot.

Alternatives

Consider Fiix if a free plan with unlimited service requests and work orders is the priority; its Free plan is limited to 25 active preventive maintenance tasks and limited users.

Azzier CMMS is another freemium option, with a free Simply Azzier tier capped at 3 users, 50 equipment records, and 2 locations.

Choose MaintainX if its Basic tier’s unlimited work orders, procedures, and requester users better match your workflow; its included attached-procedure work orders are capped at 2.

NEXT CMMS may suit a smaller team comfortable with a free tier capped at 2 users, 10 active work orders, and 500MB attachment storage.

SuperCMMS is an alternative with a $15.00 USD per month MISSION CRITICAL plan that includes the first two users free, a 1 TB data warehouse and central document repository, and a stated uptime of at least 99.95%.

Siemens Origin is a paid alternative.

EMS Academic Scheduling is a paid alternative with self-hosted and cloud platform support; its pricing is custom pricing.

Fracttal One offers a free plan and quote-based pricing, making it an option for teams prepared to request a quote.

Browse CMMS Software for more maintenance systems, Work Order Management Software for work-order-focused options, or Church Facility Management Software for that facility-management category.

Verdict

Atlas CMMS is a strong fit for maintenance teams that need flexible deployment, scalable asset records, and preventive workflows that can follow either schedules or equipment activity. Its main advantage is the combination of broad maintenance coverage and self-hosted or hybrid options; its main drawback is that inventory, offline mobile work, and especially API access push teams into per-user paid tiers. Choose it when those deployment and asset capabilities matter, and look elsewhere if your evaluation requires a production trial or your stack depends on API access below Business.
