Overview

Beyond is a dynamic-pricing and revenue-management platform for short-term rental owners and managers. It is best suited to operators who want rates adjusted daily and need controls across multiple listings. Its tiered plans make it possible to start with market insights, but automated pricing—and the booking-based fees that come with it—requires a paid plan.

Founded in 2013, Beyond brings pricing automation, market data, revenue forecasting and portfolio controls into one product. Operators considering category options can also browse Property Management Revenue Management Software.

Key features

Daily pricing and demand signals

Beyond adjusts listing prices daily in response to demand, seasonality, regional events and day-of-week patterns. That cadence suits hosts who want frequent rate updates without managing each change manually. Free provides market and listing insights, but does not change prices; automated adjustments begin with Growth.

Search-powered rates and portfolio controls

Pro uses guest search behavior to inform future rates and surfaces patterns such as guest origin and interest in amenities. That adds a forward-looking signal beyond the demand inputs used for daily pricing, but it is reserved for the higher-priced plan.

Across a portfolio, users can apply base prices, minimum stays, overrides, minimum prices, changeover days, time-based adjustments, extra-guest fees and gap adjustments in bulk. This is useful for managers seeking consistent rules across listings, while still allowing property-level overrides.

Mobile, API and integrations

The mobile app supports reviewing bookings and demand, adjusting prices, and acting on recommendations and push notifications. Beyond API access is included with Pro; Growth includes MCP access. Additional connectivity packages are paid add-ons, so teams needing integrations beyond the included access should account for extra cost. The partner marketplace includes Avantio, Beds24, Cloudbeds, Hostaway, Hospitable, Lodgify and OwnerRez.

Beyond says it encrypts data at rest and in motion, uses multifactor authentication for cloud infrastructure access, monitors production systems and maintains a vulnerability management program. Those are relevant safeguards for teams connecting booking and pricing data.

Pricing

Beyond charges booking-based fees on paid plans. The first $5,000 USD in bookings are not charged, and existing calendar bookings are never charged. Fees apply to nightly rates and guest-paid fees such as cleaning and extra-guest fees, but exclude taxes and security deposits. There are no contracts or setup fees, reducing upfront commitment, though the percentage still scales with bookings.

Plan	Price and terms	What it includes
Free	Free	Market and listing insights; Beyond does not change prices.
Growth	1.00 USD per month; billed 1% of bookings	Dynamic pricing engine, recommendations, Auto Comp Sets, Custom Demand Sensitivity, Hyperlocal Neighborhood Data and Neyoba MCP Access.
Pro	1.25 USD per month; billed 1.25% of bookings	Growth features, Search Powered Pricing, Custom Comp Sets, Market Insights, Search Insights, Performance Manager and Beyond API.
Enterprise	Custom pricing; billed Custom	Large portfolios and multi-brand operators, custom token allocations, dedicated revenue management via Guidance and Enterprise Data Feed.

Free is a no-fee way to review market and listing insights, but it is not a pricing-automation tier. Growth is the entry point for daily rate changes and fits operators who need core automation and MCP access. Pro costs more per booking, so it is most compelling when search insights, performance management or API access matter to the operation. Enterprise is aimed at large or multi-brand portfolios that need custom allocations, dedicated revenue management or a data feed; it uses custom pricing.

Platforms

Beyond supports Android, iOS, web and API. The mobile app's booking, demand and price controls make it useful for operators who need to respond away from a desktop. API access is included with Pro, while Growth includes MCP access; additional connectivity packages are paid add-ons.

Who it's for

Beyond is a strong fit for short-term rental businesses that want daily rate automation plus bulk control over stay rules and pricing adjustments. Growth suits operators prioritizing core dynamic pricing, while Pro is better for teams that can use search-informed rates or need the Beyond API. Larger portfolios and multi-brand operators should consider Enterprise for its dedicated revenue-management and data-feed capabilities.

It is less suitable for a host who wants Beyond to adjust rates without paying a booking-based fee: Free provides insights only. Teams that need API access on the lower paid tier should also weigh the paid connectivity options against Pro's included API.

Pros and cons

Pro: Daily pricing uses demand, seasonality, regional events and weekday patterns, giving operators several relevant signals for rate changes.
Pro: Bulk controls span pricing and stay rules, which can reduce repetitive portfolio-wide adjustments.
Pro: The $5,000 USD initial booking allowance, exclusion of existing calendar bookings, and no contracts or setup fees lower the initial commitment.
Con: Free does not change prices, so operators must move to a booking-fee plan to automate rates.
Con: The booking fee applies to nightly rates and guest-paid fees including cleaning and extra-guest fees; the percentage can therefore matter beyond nightly room revenue.
Con: Beyond API is limited to Pro, and additional connectivity packages are paid add-ons, which may raise the cost for teams with specific integration needs.

Alternatives

PriceLabs is worth considering for teams comparing a freemium option with a published Dynamic Pricing plan at 14.49 USD per month, billed $14.49 per listing per month plus taxes; its displayed price varies by location and synced listings, and the plan includes one automated sync. Wheelhouse may suit operators who want a free account with market reports and pricing insights or a Dynamic Sets plan at 12.99 USD per month, billed per set per month; the supplied plan summary also names Navigator access.

RealPage Student is a student-housing platform with custom pricing and a contact-sales approach. Yardi Voyager offers a custom-demo route for residential teams, with no public price or plan limits stated. DPGO is another paid option with a free trial and a Flexible plan listed at 0.50 USD per once.

Quibble is an alternative with a Revenue Desk plan for larger and enterprise portfolios that includes a dedicated revenue manager and weekly revenue meetings, at custom pricing. RoomPriceGenie offers a Premium plan billed annually with an annual commitment, payable monthly or upfront, and automated price uploads 24x daily. Smartpricing has a Smartpricing Base plan at 111.00 EUR per year, billed annually, with AI-optimized pricing, events and holidays, minimum-stay management, market occupancy, multiple properties and KPI monitoring.

Verdict

Choose Beyond if you manage short-term rentals and want daily pricing automation backed by portfolio controls, with a clear upgrade path to search insights and API access. Its main draw is the combination of frequent rate adjustments and bulk rules; its principal trade-off is a booking fee that applies to nightly rates and some guest-paid fees. Look elsewhere if insights without price changes are not enough and the booking-based model does not fit your economics.
