Overview

Brikone combines rent collection, maintenance workflows and property accounting for U.S. residential property managers. It is most compelling for smaller teams that want tenant payments and financial operations in one system; the 20-unit ceiling on paid plans makes portfolio fit an early decision, not an afterthought.

Its scope reaches from tenant payment and maintenance requests to owner statements and portfolio reporting. That breadth is useful when consolidating routine operations, though the unit cap and plan-gated trust accounting narrow its appeal for larger or accounting-intensive portfolios.

Key features

Rent collection and maintenance

Tenants can pay by ACH, credit or debit card, use autopay, and receive automatic late fees; managers can track payments in real time. Stripe Connect routes payments to the manager’s connected bank account, and Brikone says it does not hold funds. This is a clear payment flow, but it ties processing to Stripe Connect.

Tenants can attach photos to maintenance requests, while managers prioritize work, assign vendors and send status updates automatically. HandyBrik helps triage maintenance and coordinate contractor dispatch. LeaseBrik handles lead responses, showing coordination, applicant screening and lease generation. Users approve each step, so these agents assist workflows rather than remove the manager from decisions.

Accounting, integrations and security

Double-entry general ledger accounting, owner financial statements and financial reports give managers a foundation for tracking property finances. Accounts payable and receivable, bank reconciliation and portfolio reporting are also supported. Trust accounting and three-way reconciliation require Professional or Enterprise, which makes Starter a less suitable choice for managers whose accounting workflow depends on those controls.

Live integrations include Stripe Connect, Resend, AWS S3, Calendly, Cloudflare and Claude AI; QuickBooks Online is a roadmap item rather than a live integration. Executed leases, management agreements, evidence files and bank statements are stored in AWS S3 with signed URL access control. Brikone cites role-based access, audit logging and encryption, while Cloudflare provides DDoS protection and SSL termination.

Pricing

Brikone has a free plan and paid plans starting at $49.00 USD per month. Paid plans have a 14-day free trial, and annual billing saves 15%. Every paid tier is capped at 20 units, so moving up primarily buys more staff access, support or accounting capabilities—not room for a larger portfolio.

Landlord: 0.00 USD per free, billed Free forever, for up to 3 units with no credit card. It is the low-risk fit for an owner with a very small portfolio, but the three-unit cap makes it unsuitable for growth beyond that scale.
Starter: 49.00 USD per month, billed monthly, for up to 20 units and 3 staff users, with a 14-day trial. It suits a small team that can work within the seat cap and does not need trust accounting or three-way reconciliation.
Professional: 99.00 USD per month, billed monthly, for up to 20 units and 10 staff users, with a 14-day trial. It adds priority email and chat support and includes trust accounting and three-way reconciliation, making it the stronger fit for teams needing those accounting controls.
Enterprise: 199.00 USD per month, billed monthly, for up to 20 units, unlimited staff, custom onboarding and phone, email and chat support. It is the staff-heavy option, but does not raise the stated unit ceiling.

Adding units is blocked once a plan limit is reached until the customer upgrades. Canceled-account data is retained for 90 days before permanent deletion, a term teams should account for when planning a migration or cancellation.

Platforms

Brikone supports web, iOS, Android and API access. The pricing page describes web deployment; teams should distinguish that deployment description from its broader platform availability when evaluating their integration requirements.

Who it's for

Brikone serves U.S. property managers handling residential single-family homes, multifamily buildings, condos, townhouses and apartment complexes. Its mix of rent workflows, maintenance coordination and accounting is best suited to managers with no more than 20 units who want a shared operating platform. Larger portfolios should look elsewhere because the listed plans stop at 20 units.

Pros and cons

Pros: Multiple payment methods, autopay and real-time tracking cover core rent collection needs, with Stripe Connect routing funds to the manager’s connected bank account.
Pros: Maintenance workflows and two approval-based agents can reduce coordination work without removing user approval from consequential steps.
Pros: Double-entry accounting and owner statements sit alongside operational workflows; higher tiers add trust accounting and three-way reconciliation.
Cons: All paid plans cap at 20 units, which rules out growth beyond that limit without changing platforms.
Cons: QuickBooks Online is a roadmap item, not a live integration, which may matter to teams that require it now.
Cons: Starter omits trust accounting and three-way reconciliation, while the free plan stops at three units.

Verdict

Brikone is a sensible fit for U.S. residential managers who want rent, maintenance and accounting workflows together, especially if Professional’s trust accounting and reconciliation justify its higher price. Choose it only if the 20-unit cap and Stripe Connect payment flow suit your operation; teams that need more capacity or a live QuickBooks Online integration should look elsewhere.
