Overview

Fiix is a computerized maintenance management system for teams coordinating equipment, recurring maintenance and repair work. It suits operations teams that need asset records, mobile work orders and ways to connect maintenance data to the rest of their stack. Its broad workflow coverage is compelling, but per-user paid plans and the lack of native multifactor authentication make plan and identity fit important checks.

Key features

Assets and work orders: Fiix brings equipment information, availability, costs and history together with maintenance schedules, and QR codes provide access to asset information. Users can submit, update and complete work orders while prioritizing planned and unplanned work. This is a useful fit when teams want reactive repairs and recurring upkeep in one operating picture.
Preventive maintenance: Maintenance can trigger on dates, meter readings, events or alarms, with automated task lists and notifications. That range can support schedules tied to usage as well as fixed intervals, rather than relying solely on calendar reminders.
Mobile work: Technicians can access work orders and instructions, then update completed tasks offline. That helps keep field work moving when connectivity is unavailable. The app requires Android 11 or later or iOS/iPadOS 17 or later; rooted or modified devices are unsupported.
Reporting and integrations: Customizable interactive dashboards and scheduled reports cover work orders, inventory and KPIs. An app exchange, two-way smart connectors and developer tools including an open API, guide, reference and SDK give teams several routes to connect Fiix with other systems.
Security and continuity: Fiix states that it uses 256-bit TLS encryption over HTTPS, undergoes independent third-party SOC 2 Type 2 audits, and backs up data daily across geographically diverse locations on a rolling 30-day basis. CMMS data export is available, and Fiix reports average uptime of 99.5%. SAML 2.0 and OpenID Connect support SSO, but MFA is not native; teams need a supported identity provider to use it indirectly.

Pricing

Fiix uses a freemium model. The Free plan costs 0.00 USD per free, requires no credit card, and is billed for limited users. It includes 25 active PMs, unlimited service requests and work orders, downtime tracking, asset management, the mobile app, inventory, parts and supplies, and a calendar. The cap on active PMs and limited-user terms make it a sensible starting point for smaller operations, but not an uncapped maintenance program.

Basic costs 45.00 USD per month, billed per user, per month. It removes the active-PM ceiling with unlimited PMs and adds reports, resource-based scheduling, user certification tracking, pass/fail inspection, success-team access, and email and phone support. It is the step up for teams that need more planning and support but do not need the multi-site and advanced functions in Professional.

Professional costs 75.00 USD per month, billed per user, per month. It adds multi-site management, Fiix Foresight, purchasing and RFQs, nested PMs, multi-asset work orders, inventory cycle counts, advanced notifications, and custom analytics and reports. It fits organizations with more complex sites and workflows, though the per-user charge makes seat growth a material cost.

Enterprise has custom pricing and adds failure codes, a customizable interface, customized workflows, Integration Hub, custom API integrations, e-signatures, an audit trail and SSO. It is the relevant tier when those controls or bespoke integrations are requirements. Fiix MAX is contact for pricing, adds an AI maintenance assistant, and must be combined with Professional or Enterprise; it is unavailable to Lite License users. Lite License (Operator Access) is also contact for pricing, provides limited CMMS access, and must be combined with Basic, Professional or Enterprise.

Platforms

Fiix is available on web, Android and iOS, and provides API access. Native mobile access and offline task work benefit technicians away from a desk, while the OS minimums and unsupported rooted or modified devices may constrain older or managed fleets.

Who it's for

Fiix is a strong candidate for maintenance teams that need asset history, preventive schedules, work orders, inventory and technician mobility in a coordinated system. Its API and integration options also suit teams that need maintenance workflows to connect with existing software. Organizations requiring native MFA, or those whose mobile devices fall below the supported versions, should weigh that fit carefully.

Pros and cons

Pro: Date-, meter-, event- and alarm-based preventive triggers support more than calendar-only maintenance planning.
Pro: Offline work orders and task updates help technicians continue work without a live connection.
Pro: Open API tools, smart connectors and an app exchange provide multiple integration paths.
Con: Paid Basic and Professional pricing is per user per month, so adding seats increases recurring spend.
Con: The Free plan limits users and caps active PMs at 25, which may restrict larger or more schedule-intensive teams.
Con: MFA is only available indirectly through supported SSO identity providers, not natively.

Alternatives

CMMS Software is a useful category comparison for teams weighing maintenance platforms broadly. Atlas CMMS is worth considering for buyers seeking an open-source option, with Android, iOS, web, API and self-hosted platforms. Azzier CMMS offers a free plan and free trial; its Simply Azzier free tier is limited to three users, 50 equipment records and two locations, making it a defined small-team alternative. Fracttal One is another freemium CMMS option with Android, iOS, web and API support.

MaintainX is a freemium alternative with a free plan and trial; its Basic tier includes unlimited work orders, procedures and requester users, with a limit of two work orders with attached procedures. Siemens Origin is a paid option for teams comparing maintenance platforms. EMS Academic Scheduling is a paid alternative for organizations considering academic scheduling software. MPACT CMMS is a paid maintenance platform made by MPulse Software, a maintenance software company founded in 1995 and part of JDM Technology Group. Coast is a freemium option with a free plan and trial, available across Android, iOS, macOS, web and Windows.

Verdict

Choose Fiix if your team needs a connected maintenance system that combines asset records, flexible preventive schedules, mobile work orders and integration options. Its offline mobile workflow and broad planning toolkit are the main reasons to choose it; the per-user paid tiers and indirect-only MFA are the main reasons to look elsewhere.
