Overview

CIC Resident Screening gives rental housing providers credit, housing court, and criminal-record data to assess applicants against rental criteria. It is best suited to property managers and software providers that need screening options across multiple bureaus and ways to connect screening with existing systems. Its broad screening and compliance tools are compelling, but account setup and the need for a permissible purpose make it a considered choice rather than an instant sign-up.

Key features

Credit reports can come from Experian, Equifax, or TransUnion and may include a VantageScore, tradelines, address history, and fraud search. Multiple bureau options give providers flexibility in assembling a screening workflow; the tradeoff is that buyers should match the report package to their own criteria rather than assume every package contains the same data.

CIC says its housing court database contains more than 36 million records and searches for past court actions, unlawful detainers, and monetary judgments. Its nationwide criminal search covers felonies, sex offenses, wants, and warrants. These searches make CIC a fit for providers seeking more than credit data, though screening results still need to be applied in accordance with the customer’s rental criteria and obligations.

CrossNet Decision adds a MyDecision Rental Checklist that applies the customer’s rental criteria. CIC’s Regulatory Matrix checks criminal and housing court records against national, state, and county restrictions using the property ZIP code, at no extra charge for clients. That combination can help teams apply rules consistently, while leaving the customer responsible for setting appropriate criteria and permissible purpose.

CIC reports integrations with many property management software providers and offers custom integration options through its open API. It also supports identity verification and an adverse action workflow. Security measures include regular third-party testing of information security systems and SSL encryption for sensitive information sent through its website. CIC says it keeps consumer personal information within the United States and its territories.

Pricing

CIC is a paid service, with pricing from $9. The CrossNet Profile, Credit Report, CrossNet Complete, and CrossNet Decision plans have custom pricing. The listed starting price does not establish which package or screening components it covers, so teams should confirm the applicable price and scope before adopting it.

Credit Report: credit report, VantageScore, and fraud search; Experian credit reports also include an Experian RentBureau report. This is the narrower choice for teams focused on credit screening.
CrossNet Profile: adds nationwide housing court history and an Experian RentBureau report to the credit report, VantageScore, and fraud search.
CrossNet Complete: adds nationwide housing court history and a nationwide criminal database scan with sex offenders to the credit report, VantageScore, and fraud search.
CrossNet Decision: includes the Complete screening set plus the MyDecision Rental Checklist, for teams that want criteria-based decision support.

The package descriptions make the tradeoff clear: the Credit Report plan does not include the listed nationwide housing court and criminal searches, while the more comprehensive packages add those checks and, for Decision, a rental checklist. CIC also requires a subscriber agreement and onsite physical inspection for traditional tenant screening. No free plan or trial is identified for this service.

Platforms

CIC supports web and API access. That combination suits teams that want a direct web workflow or need to connect screening to property management software; custom integration options offer a path for providers whose systems are not covered by standard integrations.

Who it's for

CIC identifies property management companies, single-family rental owners, apartment associations, public housing authorities, and software providers as audiences. It is strongest for organizations that need several screening categories, regulatory filtering, and a way to integrate results into their operating stack. Smaller landlords seeking an immediately accessible, self-serve option may find the subscriber agreement and physical inspection requirements less convenient.

Pros and cons

Pro: Multiple credit bureaus and packages spanning credit, housing court, and criminal searches let providers choose the breadth of screening they need.
Pro: ZIP-code-based Regulatory Matrix checks against national, state, and county restrictions at no extra charge for clients.
Pro: Web access, an open API, and property management integrations support both direct use and software-connected workflows.
Con: Traditional tenant screening requires a subscriber agreement and onsite physical inspection, adding setup work before use.
Con: The package prices are custom, so buyers need to confirm costs before comparing the full screening bundles.

Alternatives

For a wider category comparison, see Tenant Screening Software.

Choose FrontLobby if a free basic membership for managing properties, leases, and tenant records is the priority. SingleKey offers free lead pre-screening before viewings and may suit teams looking to screen prospects earlier in the rental process. TenantAlert sells reports per screening, including a BASIC report at 24.95 USD per report, which may suit buyers who prefer a stated one-off report price.

RentPrep is another option to consider. ApplyConnect has a free Property Operators plan that includes Experian credit, criminal background, and eviction checks. Rent With Clara offers landlords and agents a free platform without subscriptions, per-screening fees, or activation fees. RentSafe offers property managers unlimited applications without credentialing. SoftScreen offers a cost-free option for landlords and real estate professionals without usage fees or membership costs stated.

Verdict

CIC Resident Screening is a strong fit for rental housing providers and software teams that need flexible credit sourcing, broad court and criminal checks, and criteria-aware compliance support. Its API and property-management integrations are the main reasons to choose it for an established stack; custom plan pricing and the subscriber agreement plus onsite inspection are the reasons to look elsewhere if fast, straightforward setup is more important.
