Overview

CINC combines association finances, administration and resident services rather than focusing only on dues or property records. Its scope spans accounting, payments, communication, requests and amenities, with separate branded experiences for residents and mobile tools for managers. That breadth can reduce the need to coordinate separate systems, but makes CINC a more substantial buying decision than a simple portal.

The company says it serves more than 1,000 management companies and processes over $11 billion in payments annually. Those figures point to an established operational focus. CINC’s founding year is given as both 2005 and 2011; its headquarters are identified as Duluth and Marietta, Georgia.

Key features

Accounting and financial operations

Built-in association accounting brings receivables, payables, budgeting, reporting, invoice processing and electronic payments into the management platform. Online dues collection and 38 reported direct bank integrations are useful for accounting teams handling recurring community finances across multiple associations. Managed services are also part of CINC’s financial offering. This is a stronger fit for organizations seeking connected financial workflows than for buyers looking only for a resident-facing payment page.

Resident and manager workflows

CINC Connect provides branded web and mobile access for payments, information, communication, service requests, amenities and self-service. Residents can use feeds, messaging, calendars, announcements, voting, maintenance requests and reservations. Managers have the CINC Manager app, while document storage, board packet creation and task automation support administrative work. The range gives residents and staff a shared operational channel, though it may be more functionality than a small association needs.

Automation, integrations and security

Cephai+ can automate invoice processing, EFT reconciliation, board packet creation, violation analysis and task recommendations. CINC also offers an open API for approved partners, with direct bank connections and software partners covering collections, payments, resale documents, print and mail, accounts payable and other property-management needs. The API provides a path to extend the platform, but access is described for approved partners rather than as an unrestricted integration surface.

CINC states that its software is SOC 2 Type II compliant and Veracode verified, and that it uses 256-bit AES encryption and role permissions for sensitive association data. Implementation, role-based onboarding, training and ongoing post-launch support are part of its described customer support approach.

Pricing

CINC uses custom pricing: prospective customers are directed to book a demo, and no product price is stated. There is no free tier stated, and no trial or refund policy is stated. Teams should therefore plan to evaluate CINC through a sales conversation rather than a self-serve free account, and confirm commercial terms directly before committing.

Platforms

CINC supports web, Android and iOS, alongside an API. CINC Connect supplies branded resident web and mobile experiences, and the CINC Manager app serves management teams. This coverage supports communities whose users need access on phones as well as through a browser.

Who it's for

CINC is aimed at community managers, accounting and operations teams, leadership, boards and residents. It is most compelling for management companies or associations that need financial controls and resident workflows connected in one operating platform. Smaller or self-managed communities that prioritize a transparent, low-cost start may find the demo-first, custom-priced model difficult to evaluate.

Pros and cons

Pros

Connected finance and administration: Accounting, payments, budgeting, reporting and invoice workflows sit alongside community operations.
Useful resident and manager coverage: Branded resident access and a dedicated manager app cover distinct day-to-day audiences.
Extension options: An open API, 38 reported bank connections and partner integrations provide routes to connect adjacent services.
Operational safeguards: CINC states SOC 2 Type II compliance, Veracode verification, AES encryption and role permissions.

Cons

No published price or free tier: Buyers cannot compare a stated subscription price or begin with a free account.
Demo-led evaluation: A sales conversation is required to assess fit, which is a less direct path for small communities exploring options.
API access is qualified: The API is for approved partners, so buyers should not assume any integration can connect without approval.

Alternatives

For buyers comparing HOA and community platforms, the Homeowners Association Management Software, HOA Management Software, HOA Violation Management Software and Property Management Software directories offer broader category options.

Neighborhood.online is a web-based free option with a free plan and trial; its Free (with Ads) plan is hosted at its own domain and includes ads, making it a lower-commitment place to start than CINC’s demo-led paid model. Village offers a web free plan billed forever, with every feature, no seat limits and no credit card required, for teams seeking a no-cost entry point.

HOA Simplify has a free plan and trial, with Android, iOS and web support; its Community plan is $79.00 USD per month, billed $99/mo Launch Pricing, for up to 50 units with basic accounting and billing and a resident portal. It is worth comparing when a smaller, unit-capped plan and a stated monthly price matter more than CINC’s broader financial positioning. NeighborhoodHQ is another paid option with a free plan and Android, iOS and web support; choose it for consideration if those platform options fit, while its pricing requires contacting the company.

SMPLR HOA offers a free plan and trial, with a Community plan at $25.00 USD per month billed annually at the 25-home minimum, or $32/month billed monthly. Its per-home rate slides from $1.00 to $0.50 as community size grows, making it a price-based comparison for communities that fit that model. HOA Hub charges $35.00 USD per month for up to 25 units, billed $420 annually, with all features and unlimited users, documents, requests, events and surveys; it suits buyers who value a published price and explicit usage allowances.

HOA Start offers web, iOS and Android software, including a Complete plan with all software features, a mobile app, marketing website and admin dashboard; compare it when those packaged components are the priority. HOA-I has a free trial and monthly plans, including Small HOA at $110.00 USD per month and Medium HOA at $150.00 USD per month, for buyers who want to assess a paid alternative with stated monthly tiers.

Verdict

CINC is a strong fit for established management companies and association teams that want accounting, resident services and administrative workflows connected, backed by mobile access and partner integrations. Its central advantage is breadth across financial and community operations; its main drawback is that custom pricing and demo-first evaluation make cost and fit harder to screen quickly. Choose CINC when a unified operating platform matters more than self-serve pricing, and look elsewhere if a free starting point or clearly published subscription price is essential.
