Overview

CommunityPay combines association bookkeeping with controls that evaluate journal entries and preserve decisions in immutable records. Double-entry accounting, fund tracking, period locks, and board-ready statements make it relevant to associations that need formal financial records; assessment billing, owner ledgers, bank reconciliation, and budget tracking extend that core.

Its scope also reaches beyond association accounting. The Legal Corpus API covers statutes, thresholds, and compliance profiles across 50 states and D.C. Resale certificates can be requested through an API, generated from live ledger data, and delivered through HMAC-signed callbacks. That combination is useful to organizations connecting association records with legal or resale workflows, but less compelling if the need is simply a standalone accounting package.

Key features

Accounting and reporting: Double-entry bookkeeping, fund tracking, period locks, and financial statements support routine accounting and board review. Period locks help keep closed reporting periods controlled.
Payment controls: An enforcement dispatcher evaluates journal entries and records immutable decisions. This gives teams a defined control point for transactions rather than relying only on post-payment review.
Vendor and resident payments: Vendor payments run through Stripe Connect, support batches, and create journal entries automatically when paid. Residents can pay online by ACH or card; processing fees are passed through at cost, so payment costs remain an additional consideration.
Compliance APIs: The Legal Corpus API provides jurisdiction-focused data, while resale certificates draw on live ledger data and use signed callbacks. The CPA audit portal is token-gated and read-only, with scope-restricted sections and event logging.
Integrations and security: QuickBooks and Xero sync are included platform features. Security topics include immutable audit trails, encryption at rest, tenant isolation, and consent-gated access.

Pricing

The platform charges $1 per unit per month, with a $100 minimum and a $500 cap per community. There is no setup fee or contract, and processing fees are passed through at cost. The per-unit model is straightforward for smaller communities only above the minimum; larger communities reach the cap, but still need to account for payment processing costs.

Public API: 0.00 USD per free, billed $0 forever. It includes statute lookup, thresholds, compliance profiles, and topics, with no signup required and a limit of 50 requests per hour. This is a useful starting point for light or exploratory usage, not sustained high-volume API work.
CommunityPay platform: 1.00 USD per month, billed per unit / month, subject to the $100 community minimum and $500 cap. Includes the platform pricing terms above.
Professional API: 99.00 USD per month, billed $99 /month, with 1,000 requests per day. It adds citation extraction, a law change feed, and CARI score access, making it the defined paid tier for regular API use.
Enterprise API: Custom pricing for 10,000+ requests per day, webhooks, bulk export, an SLA, dedicated support, and full CARI reports. This is aimed at organizations with heavier integration needs and support requirements.

Anonymous Legal Corpus API calls are limited to 50 requests per hour per IP. CARI API access requires an API key and is metered by daily tier, so teams should match expected volume and access needs to the appropriate API plan.

Platforms

CommunityPay is available on web and through an API. That suits browser-based association workflows and teams integrating services programmatically; no mobile platform is identified.

Who it's for

HOAs, condominiums, planned communities, and their management companies are the central fit. Lenders, insurers, title companies, and CPAs may also benefit from the legal data, resale certificate workflows, or restricted audit access. Teams looking only for lightweight bookkeeping, or needing mobile apps as a core requirement, should compare alternatives.

Pros and cons

Pros

Accounting and controls in one platform: Bookkeeping, payment routing, and immutable decisions address both financial records and transaction oversight.
Useful association-specific data workflows: Jurisdiction coverage and resale certificates tied to live ledger data extend the product beyond general-purpose accounting.
Practical finance connections: QuickBooks and Xero sync, batch vendor payments, and automatic journal entries support existing finance workflows.
Accessible entry points: The public API is free, and the platform has no setup fee or contract.

Cons

Minimum spend affects small communities: The $100 monthly community minimum can outweigh the per-unit rate for associations with few units.
Payment costs remain variable: Processing fees are passed through at cost rather than included in the platform charge.
API capacity is tiered: Free anonymous calls are capped at 50 per hour per IP, while CARI access requires an API key and daily-tier metering.
No identified mobile platform: Teams that depend on Android or iOS access may prefer a product with explicit mobile support.

Alternatives

HOA Accounting Software is a directory category to compare when you want to evaluate association accounting options more broadly.

HOA Messenger is a better fit when a free HOA service with unlimited HOAs and residents and 90-day visibility is the priority; it supports Android, iOS, and web.

CondoAide suits a small building looking for a free mobile-capable option: its free plan covers up to 5 units, 1 building, and 2 admins, with 1 GB storage and 20 AI requests per month.

ResLife Finances is worth considering when a free web-based operations layer is the main need; its free plan covers every association and user, with online collection fees applying.

GProps System is another freemium property-management option to compare.

MoneyMinder is a better match when budgeting is the main requirement: its free edition includes budgeting tools, a custom chart of accounts, forecasting, and Excel export, with Android, iOS, and web support.

EasyHOA may suit communities seeking a paid mobile-capable option with monthly tiers based on unit count, starting at 49.00 USD per month for 1–25 units.

SMPLR HOA is an alternative when a lower starting community price and mobile apps matter: its Community plan is 25.00 USD per month billed annually at the 25-home minimum, or $32/month billed monthly.

HOA Start is another web and mobile option to compare for HOA software and administration.

Verdict

Choose CommunityPay if your association or management operation needs accounting controls together with compliance and ledger-linked certificate APIs. Its strongest case is the depth of association-specific financial and legal workflows in one service. Look elsewhere if the $100 community minimum, pass-through processing fees, API tiers, or lack of an identified mobile platform do not fit your budget or stack.
