Overview

Enertiv brings portfolio energy and ESG reporting together with tenant utility data, carbon planning, equipment monitoring, and maintenance workflows. That scope is useful when sustainability reporting and building operations need to inform each other, but it is more specialized than a general-purpose energy platform.

Founded in 2011 and headquartered in New York, Enertiv provides an Energy & ESG module that automates utility bill ingestion and quality checks, benchmarks portfolios, and supports regulatory and investor reporting. Tenant utility data can come from a portal, non-proprietary shadow metering, or mobile meter reads with quality checks. The choices offer flexibility across buildings, though they also mean teams must settle on an appropriate collection approach for each property.

Key features

Reporting and data exchange: Two-way synchronization with Energy Star Portfolio Manager and formatted exports for GRESB, SFDR, CSRD, and TCFD support recurring portfolio and disclosure workflows. Yardi and MRI integrations sync tenant and billing information, which can reduce friction for property teams already using those systems.
Carbon planning: Carbon Planning uses equipment information collected through on-site surveys to generate AI-powered OpEx and CapEx recommendations. This connects decarbonization planning to building assets, while making the quality of equipment information an important input.
Monitoring and maintenance: Enertiv connects to an existing building management system where possible, or installs monitoring devices for real-time performance data. Its maintenance solution links work orders to equipment alerts and supports preventive schedules based on runtime data, a useful combination for teams coordinating energy and maintenance work.
Data access and security: Customers can access stored platform data through the interface or a RESTful API, and Enertiv says it stores data indefinitely. It restricts access to authorized users, anonymizes data shared with its analytics engine, and says it does not share data without consent.
Optimization support: Enertiv describes engineering support from the initial analysis call through savings verification, with recurring calls to help implement savings. That is relevant for teams seeking implementation support as well as recommendations.

Pricing

Enertiv uses a paid pricing model, with paid modules offered through demo or contact requests and custom pricing. No per-module price or paid-plan terms are given, so portfolio buyers should request a quote that clarifies module scope and costs.

The Free portfolio diagnostic costs 0.00 USD per free. It uses ESPM data with read-only access and is optional, with no commitment. That makes it a low-commitment way to examine a portfolio diagnostic, but it does not replace the paid modules or provide write access to ESPM.

Platforms

Enertiv supports Android, iOS, web, and API access. The API and stored-data access matter for teams that need to connect portfolio information to existing systems; mobile meter reads also give field teams a collection option.

Who it's for

Enertiv is best suited to commercial real estate owners and operators managing multiple properties who need reporting, decarbonization planning, and equipment monitoring in the same platform. It is less compelling for teams looking for a narrowly scoped utility tool or a priced self-service plan, since its paid modules require a sales conversation.

Pros and cons

Pro: Reporting supports both two-way Energy Star Portfolio Manager sync and formatted exports for four named frameworks, helping teams handle different disclosure workflows.
Pro: Tenant portals, shadow metering, and mobile reads give teams multiple ways to capture utility data across properties.
Pro: Equipment alerts can connect to work orders and runtime-based preventive schedules, tying monitoring to maintenance operations.
Con: Paid module pricing is custom, so buyers cannot compare costs without requesting a quote.
Con: Carbon Planning depends on equipment information gathered through on-site surveys, which adds a collection step before recommendations can be generated.
