Overview

Floorplanner is a browser-based floor plan editor that turns layouts into cloud-rendered architectural visuals. It suits individuals and teams planning interiors or property spaces who want to move between a 2D plan and a live 3D view. Its free account covers small projects, while presentation exports and larger designs require paid project upgrades.

Key features

The editor supports drawing rooms, moving walls, and adding doors and windows, with a real-time 3D view for checking how changes affect the space. This makes Floorplanner a practical choice for layout work tied to visual review; it is less compelling for teams whose primary need is general-purpose CAD drafting.

Its library of more than 260,000 3D models is available at no extra cost, which gives users a substantial catalog for furnishing visualizations without a separate library charge. Users can create 2D and 3D images, including photorealistic renders, and Floorplanner advertises output up to 8K. The free SD Lite export is only 960 × 540 pixels and includes a watermark, so it is a poor fit for polished client-facing deliverables unless the project is upgraded.

Free projects allow up to three floors and three designs. Upgraded projects can extend to seven floors and ten designs per floor, remove the watermark, and unlock higher-resolution exports. Once a project has been upgraded to SD or higher, users can pay extra for 3D tours and public Spaceplanner links for interactive viewing or embedding. Those add-ons help with presentation, but they make advanced sharing an additional cost rather than a standard part of the upgrade.

Floorplanner runs in a browser without downloads or plug-ins and is described as usable from any device. Its API can connect it to property portals or other software, and custom integrations are offered, making it relevant to teams that need to fit floor-plan visualization into a broader property workflow. Support includes how-to videos, a manual, weekly webinars, a contact form, and a help center FAQ. The company says it does not sell or distribute personal data to third parties and lets users delete their account and personal data from their profile page; Adyen processes payments.

Pricing

The Basic plan costs 0.00 USD per free. It includes up to five free projects, with each project capped at three floors and three designs, and SD exports carry a watermark. That is enough for occasional planning and early layout work, but the project caps and modest export make it limiting for recurring client presentations or more involved designs.

Credits cost 163.00 USD per once for 100 credits. This is a one-off purchase, not a recurring subscription; credits can be used to upgrade projects and unlock additional services. Upgrades raise project capacity and remove the watermark, with higher-resolution exports also unlocked. Because project upgrades are credit-based and tours or public Spaceplanner links cost extra, teams should account for the specific projects and services they intend to present rather than treating the credit purchase as an all-inclusive plan.

Platforms

The primary platform is web, and the editor runs in a browser without extra downloads or plug-ins. Floorplanner also lists an API platform, which supports integrations into property portals and other software. Real-time scenes, 360° tours, and VR/AR support are available for visualization workflows.

Who it's for

Floorplanner is aimed at personal users, retail, real estate, and interior design, with a special education account. It is best suited to people who need to create room layouts and communicate them visually, particularly when browser access and a large object library matter. The free tier is workable for small projects; users handling larger designs or professional exports should budget for project upgrades and any paid sharing services.

Pros and cons

Pro: A live 3D view alongside room, wall, door, and window editing helps users assess a layout as they build it.
Pro: More than 260,000 3D models are included at no extra cost, broadening the options for visualized spaces without a separate model-library purchase.
Pro: Browser access and API integration make it usable without installing an editor and adaptable to property-related software workflows.
Con: Free projects stop at three floors and three designs, which can constrain larger or more iterative work.
Con: Free SD Lite exports are 960 × 540 pixels and watermarked, limiting their usefulness for finished presentations.
Con: 3D tours and public Spaceplanner links require extra payment after a project reaches SD or higher, so interactive sharing adds to upgrade costs.

Alternatives

For teams comparing tools by category, explore Floor Plan Software, 3D Home Design Software, 3D Visualization Software, 2D CAD Software, and Architecture Software.

Choose magicplan if a freemium option across Android, iOS, web, and API matters, or if its Pro Flex structure starting at 10 new projects per month fits your workflow. Consider DraftSight instead when DWG, DXF, and DGN editing, 2D drafting, and design or automation tools are the priority; its Professional plan is 299.00 USD per year.

GstarCAD is another paid alternative with a free trial and a broad platform range, including Linux, macOS, web, and Windows. CMS IntelliCAD offers a free ETOOLBOX CAD Viewer for 2D/3D DWG, DXF, and DWF viewing on Android and Windows. ProfiCAD has a freemium model and a 30-day full-feature trial without a credit card.

For another freemium floor-planning option, RoomSketcher includes two starting credits, one free AI floor plan conversion, 2D and 3D floor plans, snapshots, and AI Render. If free browser-based 2D CAD is the priority, LiberoDraft saves drawings locally, while LibreCAD is free, open-source 2D CAD for Linux, macOS, and Windows.

Verdict

Floorplanner is a strong fit for individuals and teams that need browser-based space planning with immediate 3D feedback, a large no-cost model library, and a path to polished visual exports. Its main advantage is combining layout editing and visualization without a desktop install; its main drawback is that free projects are constrained and professional exports or interactive sharing can require extra spending. Choose it for visualization-led floor-plan work, but look elsewhere if your workflow centers on general CAD drafting or needs unrestricted exports within a predictable subscription.
