Overview

LeadSimple’s CRM captures and routes leads through stage playbooks, supports revenue forecasting, and can start owner onboarding after a deal closes. That focus makes it better suited to property-management sales and handoffs than to teams seeking only a general contact database. Lead capture, leasing pipelines, and contact history are central to the fit.

Phone + Inbox puts calls, texts, and email in a shared timeline, with call queues, routing, recording, and missed-call auto-replies. This can give staff continuity across channels; teams should weigh the per-user message and call allowances on Pro before relying on it for high-volume communications.

Key features

Property workflows and integrations

LeadSimple names AppFolio, Buildium, Rentvine, Propertyware, Rent Manager, and Zapier as integrations for syncing property-management data and automating workflows. Operations adds branching logic, PMS auto-triggers, templates, and escalation dashboards. These capabilities suit teams standardizing recurring processes across a property-management system; the fit is less clear for businesses whose stack depends on other named integrations.

API, mobile, and security

Account admins can enable REST API access to connect third-party tools, build custom integrations, automate workflows, and access account data programmatically. Native iOS and Android apps are geared toward Phone + Inbox users, while the mobile-optimized web app can be accessed from a phone. That distinction matters if a team expects the full CRM and operations experience in native apps.

LeadSimple describes commercially reasonable administrative, physical, and technical safeguards for customer data, and its privacy policy says information is kept on secure servers in controlled facilities. It also states that absolute security cannot be guaranteed. The service is not intended to meet HIPAA obligations, and LeadSimple is not a HIPAA Business Associate, so it is not an appropriate choice for workflows requiring that status.

Pricing

There is no free plan; the trial lasts 14 days. Listed prices distinguish annual or subscription billing from month-to-month rates, and the per-user and per-door basis affects the total cost as teams grow.

Phone + Inbox Core: $29.00 USD per month, billed $35 month-to-month. It includes a shared inbox, IVR phone menu, contact history, and iOS and Android access. This is the lower-cost communications entry point, but it does not include the Pro plan’s stated AI voice-agent minutes, call and SMS quotas, ring groups, warm transfers, recording, and reporting.
Phone + Inbox Pro: $59.00 USD per month, billed $65 month-to-month. It includes 45 AI voice-agent minutes per user, 600 call minutes, and 1,200 SMS per user; the detailed Pro plan also includes ring groups, warm transfers, recording, and reporting. The user-based quotas make it a better fit for teams that need those capabilities and can manage usage by seat.
CRM: $99.00 USD per month, or $115 month-to-month, for one user and one pipeline; each additional user is $30. It is the direct option for a team prioritizing lead workflows without buying the larger per-door platform.
Operations: $1.35 USD per door per month, with a $200 minimum; month-to-month is $1.55 per door per month. Branching logic, PMS auto-triggers, 15+ templates, and escalation dashboards target teams with repeatable operational workflows. The minimum makes it a less economical starting point for smaller portfolios.
Platform: $2.99 USD per door per month, with a $500 minimum and annual contract; month-to-month is $3.49 per door per month. It combines CRM, Phone + Inbox Pro, Operations, Enhanced Maintenance, and AI Engine, with calling and texting unlimited within LeadSimple’s fair use policy. This is the broadest bundle, but the minimum and annual term are significant commitments; its unlimited usage is still subject to fair use.

During a subscription term, LeadSimple provides commercially reasonable support under its standard support policies.

Platforms

LeadSimple supports web, API, iOS, and Android. The API is enabled by account admins, and the native mobile apps are currently geared toward Phone + Inbox users; the mobile-optimized web app provides phone access beyond that focus.

Who it's for

LeadSimple is best for residential property-management teams that want a CRM tied to leasing and owner onboarding, shared communications, and workflows connected to property software. Teams needing custom connections can use the REST API. It is less suitable for buyers who need a free plan, full native mobile coverage across the product, or HIPAA-oriented services.

Pros and cons

Pros: The CRM connects lead stages to playbooks, forecasting, and owner onboarding, making it relevant to property-management sales rather than generic contact tracking.
Pros: Named property-software integrations and an admin-enabled API offer both packaged and custom routes for connecting workflows.
Pros: Phone + Inbox brings calls, texts, and email into a common timeline, with routing and missed-call replies to support shared team follow-up.
Cons: Platform starts at a $500 minimum and requires an annual contract, which may rule it out for smaller portfolios or buyers seeking flexibility.
Cons: Pro’s stated call and SMS quotas are per user, so teams with uneven or heavy communications use need to account for those limits.
Cons: Native mobile apps are focused on Phone + Inbox users, not the entire suite.

Verdict

Choose LeadSimple if you run a residential property-management team that will benefit from connecting lead workflows, shared communications, and property operations, especially through its named integrations or API. Look elsewhere if the Platform’s $500 minimum and annual term are too much commitment, or if your needs center on free access, broad native mobile coverage, or HIPAA obligations.
