Overview

MagicDoor is a property management platform that combines leasing, maintenance, accounting, and tenant communication. It is best suited to landlords and property managers who want those workflows alongside AI tools for portfolio questions and maintenance triage.

Its breadth is the main draw: managers can connect resident payments and bank feeds to accounting, while tenants, owners, and vendors have mobile experiences. The trade-off is that pricing starts at 25 units and service fees may apply, so smaller landlords should weigh the per-unit cost and transaction terms before committing.

Key features

AI for portfolio questions and maintenance

Genie AI answers plain-English questions using portfolio records, including leases, transactions, maintenance requests, and uploaded documents. That can make a broad set of operating records more accessible to managers, while the included token allowance determines how much AI use each plan supports. Maintenance AI reads request descriptions and photos, categorizes issues, scores urgency, and can surface a vendor for review. It helps organize incoming work, but the vendor suggestion remains subject to a person's review.

Leasing and resident workflows

MagicDoor covers applications, screening, AI-generated listings, listing syndication, renewals, and e-signing. That end-to-end scope suits teams trying to keep leasing with the rest of property operations. TransUnion processes rental applications and may collect, record, and store application information. Rent collection supports reminders, flexible schedules, ACH, cards, and checks; autopay and a tenant payment portal are also supported. ACH, transaction, messaging, or application fees may affect the cost beyond the subscription.

Accounting and connections

Trust accounting, owner statements and distributions, financial reports, and audit trails give managers tools to handle owner-facing financial work in the same platform as leasing and maintenance. OAuth bank connections cover trust, operating, and payroll accounts, with transactions syncing from bank feeds. The MCP server connects to Claude, Cursor, or another compatible assistant; its connections are read-only and included with a subscription, a useful boundary for teams that want assistant access without write access.

Mobile, support, and security

MagicDoor describes mobile experiences for managers, tenants, owners, and vendors, using the same APIs across web and mobile. Plans include dedicated onboarding, live training, and ongoing guidance, with email, chat, phone, and virtual house call support channels. MagicDoor maintains commercially reasonable security measures but does not guarantee absolute security.

Pricing

Pricing begins at 25 units, and the stated monthly rates are per unit per month. Advanced – AI Assistant costs 1.50 USD per month, with 500k Genie AI tokens per unit per month; it is positioned for fewer than 50 units. The one-year-contract version also costs 1.50 USD per month, billed monthly under a one-year contract, and starts at 25 units.

Professional – AI Automation costs 2.50 USD per month and includes 1M Genie AI tokens per unit per month; it is aimed at 50 to 500+ units. Its one-year-contract version is likewise 2.50 USD per month, billed monthly under a one-year contract, with a 25-unit starting point. The higher allowance makes Professional the better fit for teams expecting heavier AI use, though the plan names alone do not establish any additional automation features.

Enterprise – AI Strategy has custom pricing and is positioned for 500+ units. There is no free plan. Because subscription pricing starts at 25 units and additional usage or service fees may apply, including ACH, transaction, messaging, and rental application fees, teams should account for both the unit minimum and payment-related costs when comparing plans.

Platforms

MagicDoor supports Android, iOS, web, and API access. The API consistency across web and mobile and the read-only MCP connection are relevant for teams integrating property workflows with existing tools, while the listed platforms give tenants and operators mobile access.

Who it's for

MagicDoor is a strong candidate for self-managed landlords and property management firms that want leasing, resident payments, maintenance, and owner accounting under one roof. Its plan positioning also reaches multi-portfolio operators, with Enterprise aimed at 500+ units. The 25-unit pricing floor makes it a less natural fit for a very small landlord who needs only rent collection or a few basic property workflows.

Pros and cons

Broad operational coverage: Leasing, maintenance, rent collection, and trust accounting sit together, reducing the need to split those workflows across separate products.
Useful AI allowances: Genie AI uses portfolio records, and plan allowances rise from 500k to 1M tokens per unit per month between Advanced and Professional.
Read-only assistant integration: The included MCP server connects to Claude, Cursor, and compatible assistants without write access through those connections.
Unit threshold and fee exposure: Pricing starts at 25 units, and payment or application services may add fees, which can weaken the fit for smaller portfolios or cost-sensitive operators.
Application data handling: TransUnion processes rental applications and may collect, record, and store application information, a consideration for teams evaluating their screening workflow.

Alternatives

Choose PayProp if unlimited user accounts at a stated 40.00 USD per month matter more than MagicDoor's bundled AI and property workflows; it has no free plan, and its monthly service fee is not priced here.

Dawzer RMS is worth considering for a very small portfolio: its permanent free plan includes up to 3 units and 100 MB of document storage, with every feature included. Rentberry offers a free tenant plan with rent negotiation, maintenance requests, tour requests, eSign, and cloud storage, making it a tenant-focused alternative to assess.

For rent collection with free banking and bookkeeping essentials, automated rent, reminders, and late fees, compare Baselane Rent Collection. RentMerchant has a free plan for up to three properties, while its Pro plan is 15.00 USD per month billed annually for unlimited properties and units with no per-door fees. RentPay has a free account with no monthly fee and charges transaction fees that vary by payment method.

Avail offers an unlimited-unit free plan, with a 9.00 USD per month Unlimited Plus option that includes next-day deposits, waived ACH charges, and other features. RentRedi has a free plan capped at two properties. Verdict

MagicDoor is the right choice for property managers who want leasing, maintenance, accounting, and tenant payments connected, with AI support for portfolio questions and maintenance triage. Its breadth and read-only assistant integration are persuasive for teams managing enough units to justify the platform; smaller landlords or teams focused on one workflow should look elsewhere, especially given the 25-unit minimum and potential service fees.
