Overview

Village is a web-based management product for self-managed homeowners associations, their volunteer boards, and members. It suits communities that want documents and routine board work in one place without a subscription cost. Its broad free plan is a strong fit for lean associations, but the distinction between dues-tracking tools and online payment processing matters.

Key features

Village searches the full text of CC&Rs, bylaws, and amendments, with section context and amendment history. That is more useful than basic file storage when board members need to find a provision and understand how it changed. Open-format exports in JSON, CSV, and PDF also give associations portable copies of their records rather than locking them into a single format.

Dues tools include assessment cycles, delinquency tracking, reminders, per-unit ledgers, and autopay by free ACH. These can help volunteer treasurers organize routine collection work, while basic accounting tools provide a limited foundation rather than a substitute for specialized accounting software. There is an important caveat: the terms describe online payments as a future feature. The homepage says card payments will carry a small convenience fee paid by the homeowner choosing that method, and a payment processor will handle payment information when payments launch. Boards that need a working online collection service now should not assume the dues features provide one.

Maintenance requests can include photos, statuses, vendors, and costs, giving boards a way to follow an issue through its handling and record related expenses. A state-seeded calendar tracks requirements such as annual meetings, notice periods, and reserve studies. Communications, voting, meeting minutes, and compliance tracking round out the governance tools, useful for volunteer boards coordinating recurring work without a dedicated management team.

Village says it uses encryption in transit, role-based and row-level access controls, private file storage with time-limited access, and append-only protection for official records. It also says it does not sell personal information or share it for cross-context behavioral advertising. General questions and setup help go to hello@villagehoa.co; separate privacy and security email addresses are provided on the contact page.

Village is an informational software tool, not legal, financial, tax, accounting, or fiduciary advice. Boards remain responsible for decisions and obligations that require professional judgment.

Pricing

The Free plan costs 0.00 USD per free (billed Forever). It includes every feature, has no seat limits, and requires no credit card. That combination makes it unusually accessible to a small or volunteer-run association that wants to adopt shared tools without budgeting for software or limiting board access by seat.

The trade-off is not a narrower tier but the product’s payment status: although Village includes dues workflows and free ACH autopay, online payments are described as forthcoming. Boards should weigh that distinction against their collection process before choosing Village as the sole dues system. No paid plan or renewal step is part of the stated Free plan terms.

Platforms

Village runs on the web. Its web-only footprint is a straightforward fit for boards and members working through a browser, but it is not a choice for teams that require native mobile apps.

Who it's for

Village is best suited to self-managed HOAs and volunteer boards that need searchable governing documents, shared maintenance and governance workflows, and portable records without a per-seat software charge. The maker also presents it as usable by developers setting up a new association before its first closing. Associations that need online payments immediately, professional management services, or professional legal and accounting advice should look elsewhere for those needs.

Pros and cons

Pros: The free plan includes every feature, unlimited seats, and no credit card requirement, lowering adoption friction for volunteer boards.
Pros: Search with amendment history plus JSON, CSV, and PDF exports supports both document research and record portability.
Pros: Dues, maintenance, compliance, and governance functions cover several recurring board tasks in one web product.
Cons: Online payments are a future feature, so boards should not treat the listed ACH and dues workflows as proof of a currently available payment service.
Cons: Village is web-only, which rules it out for teams that require native Android or iOS apps.
Cons: Basic accounting tools do not remove the need for professional advice where legal, financial, tax, accounting, or fiduciary judgment is required.

Alternatives

Neighborhood.online is another free web option with a free plan and free trial; its Free (with Ads) plan costs 0.00 USD per free and puts the marketing website on a Neighborhood.online domain with ads on some pages. Choose it when those website and advertising terms suit the association better than Village’s records and board-workflow emphasis.

CINC is a paid web alternative for associations comparing paid management software.

HOA Simplify offers Android, iOS, and web access, with a Basics plan for 25 units at custom pricing and a Community plan at 79.00 USD per month, billed $99/mo Launch Pricing, for up to 50 units with basic accounting and billing and a resident portal. Choose it when mobile apps or a unit-bounded paid plan matter more than Village’s no-cost, no-seat-limit offer.

NeighborhoodHQ is a paid option with Android, iOS, and web platforms; its NeighborhoodHQ plan has custom pricing. It is worth comparing if mobile access is important and the association is prepared to contact the company about fit.

SMPLR HOA has Android, iOS, and web apps. Its Community plan is 25.00 USD per month, billed annually at the 25-home minimum, or $32/month billed monthly; choose it when mobile apps and a paid per-home approach are a better fit.

HOA Hub is a paid web option: its Up to 25 units plan costs 35.00 USD per month, billed $420 billed annually, and includes all features with unlimited users, documents, requests, events, and surveys. It is a more defined paid alternative for an association that wants a stated unit cap and included allowances.

HOA Start offers web, iOS, and Android access, with Complete and Software Only plans at custom pricing.

PayHOA is a paid web alternative with unit-banded plans, including 0–25 and 26–50 unit options, at custom pricing.

Verdict

Choose Village if you run a self-managed HOA and want searchable governing records, core board workflows, and open-format exports without a software bill or seat cap. Its main advantage is how much routine association work its free plan brings together. Look elsewhere if online payments must work now, native mobile apps are essential, or the association needs professional advice or services beyond informational software.
