Overview

ULTRUS Records for Buildings is a compliance-records platform for organizations responsible for building safety across one or more sites. It is best suited to teams that need centralized oversight and a defensible record of inspections and corrective work.

Its strongest fit is multi-site compliance management that combines portfolio visibility with field capture and audit reporting. The main trade-offs are custom pricing and the absence, for now, of a Legionella dashboard.

Key features

A portfolio dashboard brings building compliance status into one view, with drill-down to individual facilities. Visibility into expiring records, missed inspections and non-conformances gives portfolio teams a way to spot follow-up needs across sites. That breadth is useful when work spans facilities, but the value depends on fitting its site hierarchy and access controls to the organization’s operating model.

Recurring inspections, certificate tracking, expiry alerts and an audit trail support ongoing records management. Standardized reports are intended for inspections, internal reviews and regulatory requests, helping teams assemble consistent evidence rather than reconstructing it for each review.

Coverage spans asbestos surveys, remediation tracking and condition inspections; water-safety routines such as flushing, temperature checks and sampling; and fire inspections for alarms, sprinklers and extinguishers, with certificates and photos stored for code authority inspections. Water-safety records and documentation are available, but the Legionella dashboard is still coming soon. Teams that need that dashboard today should not treat the current records capability as a substitute.

The mobile app captures inspection and compliance data offline and syncs when connectivity returns, which suits field work in buildings with unreliable service. Role-based and vendor-level access, flexible site hierarchies and API integrations give teams ways to align access and connect systems. UL Solutions describes the platform as supporting enterprise-grade security and performance.

Pricing

ULTRUS Records for Buildings uses paid, custom pricing; organizations need to request a demo to assess fit and cost. No seat count, quota, trial term or renewal terms are stated, so buyers should clarify those alongside implementation and integration requirements before committing.

Platforms

The platform is available on web and through an API. A mobile app supports offline field capture; the platform is available in the United Kingdom and was announced for North America on June 12, 2026.

Who it's for

It is aimed at teams managing or demonstrating building records, particularly organizations with multi-site real estate portfolios and responsibilities spanning inspections, certificates and corrective actions. It is a stronger fit for portfolio compliance teams than for buyers seeking a low-cost self-service plan, since pricing is custom and sales-led. Teams whose immediate requirement is a Legionella dashboard should look elsewhere until that functionality arrives.

Pros and cons

Portfolio-level compliance visibility: Managers can see status across facilities and drill down to individual buildings.
Broad safety-record coverage: Asbestos, water-safety and fire-safety records sit alongside inspections, certificates and corrective actions.
Offline field capture: Staff can record inspection data without connectivity and sync later.
Audit-oriented reporting: Standardized reports support internal reviews and regulatory requests.
Custom pricing: Buyers cannot compare a published price or plan limits before engaging with sales.
Legionella dashboard not yet available: Organizations that require that view now will need another solution or a separate process.

Alternatives

Property Management Compliance Software is a broader category to explore when comparing compliance tools for property operations.

Insparisk Command is worth considering for teams that want a free entry point: its Monitor plan is free forever and includes unlimited buildings, 25 certificates or documents and one team member. Spacewell is another option for buyers looking at Android and iOS as well as web and API access; its listed plans use customized pricing.

Property Inspect may suit a smaller operation that values published per-user pricing: its Solo plan is 49.00 USD per month for one user and 100 properties, with limited inspections, branded reports and email support. Yuno is an alternative for teams focused on property licensing status and scheme-change alerts; its Essentials plan starts at 49.00 GBP per month for up to 10 properties, with prices excluding VAT.

LLCR offers a free plan capped at one active property, 10 Ava messages per month and 500MB of storage, making it a different scale of option. ComplyLet has a free early-access plan with unlimited properties and documents, focused on Renters' Rights compliance. Zerix Compliance is another paid option for teams comparing compliance platforms. Auregis 2 Comply is a paid web option with annual agreements and plans described for property portfolios.

Verdict

Choose ULTRUS Records for Buildings if your organization needs portfolio-wide oversight of building inspections and safety records, offline field capture and standardized audit reporting in one platform. Its combination of facility-level detail and portfolio visibility is the central reason to consider it. Look elsewhere if a current Legionella dashboard is essential, or if you need transparent pricing and plan limits before speaking with sales.
