Overview

Wheelhouse gives short-term rental owners and property managers a way to manage nightly pricing alongside booking and market performance. Its appeal is the range of pricing controls and analytics; the trade-off is choosing among billing models that charge per set, per listing, or against automated-booking revenue.

Key features

Operators can use data-driven, rule-based, or hybrid pricing, then configure base prices, seasonality, demand sensitivity, price limits, and minimum stays. Occupancy and revenue pacing controls let teams account for booking progress as they set rates. Daily updates and an 18-month pricing horizon make it possible to sync rates well ahead; this depth is useful for actively managed portfolios, but may be more control than an owner seeking a simple pricing tool needs.

Performance Analytics brings together booking pickup and pacing charts, A/B comparisons, budget tracking, year-over-year analysis, and booking exports. Market Reports add real-time trends, occupancy projections, inventory information, and historical metrics. Together, these tools support both rate-setting and performance review, rather than leaving managers to evaluate pricing solely by individual bookings.

Wheelhouse lists Airbnb and property-management integrations including Guesty, Hostaway, Hostfully, OwnerRez, and Smoobu. APIs provide a route to connect its services with a customer's own product or technology stack. Support includes 24/7 email and chat plus Zoom calls. Its terms put password safeguarding on users and recommend a secure encrypted connection when communicating with the service.

Pricing

The Free Plan is free and includes a free account, listing connections, market reports, and pricing insights. It is a useful starting point for evaluating market information, but it does not include the paid Dynamic Sets or Pro plan billing structures.

Dynamic Sets costs 12.99 USD per month, billed per set per month, and includes Navigator access plus the ability to create and use listing sets. This model may suit operators who organize listings into sets; its cost scales by set rather than listing count.

Pro Flat costs 19.99 USD per month, billed per listing per month. The rate falls to $16.99 per listing per month for 10–49 listings, while portfolios of 50 or more can contact Wheelhouse for discounts. This is the clearest per-listing option for managers who want a recurring charge tied to portfolio size.

Pro Flex has custom pricing in the sense that there is no fixed plan price: it bills 1% of revenue per automated booking, with a $2.99 minimum monthly fee. Billing occurs at reservation and cancellations are refunded. Portfolios of 50 or more can contact Wheelhouse for discounts. This structure ties charges to automated bookings rather than a flat per-listing rate.

Enterprise uses custom pricing for custom data, software, and services for portfolios of 50 or more. It is aimed at larger operators needing a tailored arrangement, rather than teams looking for a published fixed rate.

Platforms

Wheelhouse is available on web and through an API. Daily pricing updates, calendar syncing, and the stated integrations make it relevant to teams connecting pricing operations to existing rental workflows.

Who it's for

Wheelhouse is best suited to short-term rental owners and property managers who want to adjust pricing with multiple strategies and then examine booking pace, budgets, and market conditions in the same service. The free plan fits those who want listing connections and insights first. Operators who need automated pricing should compare the paid models against their listing count, set structure, and booking revenue.

Pros and cons

Pro: Three pricing approaches and controls for seasonality, demand, price limits, minimum stays, and pacing give managers room to shape rates around portfolio needs.
Pro: Analytics, market reporting, and an 18-month forward pricing horizon bring rate planning and performance review together.
Pro: An API and integrations with Airbnb and several property-management platforms can fit into an existing rental stack.
Con: Paid billing is split across per-set, per-listing, and revenue-based models, so the best fit depends on how a portfolio is organized and bookings are automated.
Con: Pro Flex has a $2.99 minimum monthly fee even though its main charge is tied to automated-booking revenue.

Alternatives

For a broader comparison of this category, see Property Management Revenue Management Software. Consider Beyond if you want its free market and listing insights without price changes, or its Growth plan billed at 1% of bookings. PriceLabs is another freemium option; its Dynamic Pricing plan is $14.49 per listing per month, plus taxes, with displayed pricing varying by location and synced listings.

Prorize AI Pricing Platform offers custom-made pricing optimization and a free 45-minute pricing assessment. RealPage AI Revenue Management is a paid option from a property-management technology provider that says it serves more than 24 million units worldwide. Optipricer is another paid alternative. For student-housing needs, consider RealPage Student, a paid student housing platform. Rentana offers Revenue Intelligence with pricing available by demo, while Rovin is another paid web option.

Verdict

Choose Wheelhouse if you manage short-term rentals and want adjustable pricing, forward rates, analytics, and market context tied into one workflow. Its strongest case is the combination of controls and performance tools; look elsewhere if you need a single straightforward billing basis or a narrowly focused pricing tool.
