Overview

Zeevou brings property operations and direct-booking tools together for serviced apartment operators, vacation-rental managers and hoteliers. It is a particularly good fit for teams that want broad core functionality and generous seat and property allowances before committing to a paid plan. The trade-off is that paid plans have no free trial, so the 30-day money-back guarantee matters when evaluating an upgrade.

Key features

The free offering combines a property management system, direct-booking website, CRM, channel manager, email automation and owner portal. That combination can spare smaller operators from stitching together several systems for basic workflows. Forever Free also lists unlimited properties, listings and seats, along with iCal sync and Google Travel integrations—a substantial allowance for a no-cost starting point.

Direct bookings are a central part of the product: Forever Free includes a booking website and states a 0% direct booking fee. ZeeLink adds a host-to-host referral channel, allowing hosts to receive bookings from others and earn commissions by passing leads along. This is most useful to operators who want to participate in that kind of network; it is not a substitute for evaluating whether the channel fits their own booking strategy.

The iOS and Android app covers reservation management, guest messaging, task management and financial insights, supporting teams that need to handle operations away from a desk. The integrations directory includes PriceLabs, Stripe, PayPal, Xero, smart locks and an OpenAPI, giving operators several routes to connect pricing, payments, accounting and access tools. Zeevou also says its security measures may include access controls, encryption, authentication procedures, monitoring and backups, while cautioning that absolute security cannot be guaranteed. Its data processing addendum references UK GDPR, EU GDPR and the UK Data Protection Act 2018.

Pricing

Zeevou uses a freemium model. The Core Plan is 0.00 GBP per free, billed monthly, and includes a property management system, direct-booking website, email automation, automated card payments and unlimited properties. The Forever Free plan lists unlimited properties, listings and seats, a 0% direct-booking fee, and iCal sync and Google Travel integrations. It is a compelling place to start, but the free plan does not include a published paid-tier price comparison or a trial of upgraded features.

Direct Booking Starter costs 29.00 GBP per month, billed monthly, and includes a direct-booking website, guest automation and direct-booking tools. It suits operators ready to pay for a focused booking and guest workflow. Direct Booking Pro costs 95.00 GBP per month, billed monthly, adding advanced direct-booking capabilities alongside guest automation and direct-booking tools; it is the more relevant tier for teams that need those advanced capabilities, though the listed feature summary does not break down their specifics. Custom enterprise pricing is available for portfolios exceeding 50 units.

There is no free trial. Paid plans include a 30-day money-back guarantee. Every plan includes 24/7 live chat and email support, while paid users may also join three live Q&A sessions each day. These support options soften the no-trial decision, but teams should still assess fit before relying on a paid plan.

Platforms

Zeevou is available on web, Android and iOS, and offers an API. The mobile app covers reservations, guest messages, task management and financial insights; the API and integrations directory give teams options for connecting it to their existing stack.

Who it's for

Zeevou is best suited to serviced apartment operators, vacation-rental managers and hoteliers seeking one platform for property management, direct bookings and guest operations. The free allowances make it especially attractive to operators who want room to grow without immediately paying per seat or property. Teams with portfolios above 50 units can request custom enterprise pricing.

It is a less natural fit for teams that require a trial before evaluating paid software, or whose decision depends on a detailed breakdown of advanced paid-tier capabilities. The security language is measured rather than absolute, so organizations with strict security requirements should assess the fit against their own standards.

Pros and cons

Pros: Forever Free lists unlimited properties, listings and seats, reducing the pressure to pay as a small operation grows.
Pros: A property system, booking website, CRM, channel manager, email automation and owner portal provide broad operational coverage in the free offering.
Pros: The 0% direct booking fee, mobile app and integrations with services such as Stripe, Xero and PriceLabs support a connected booking operation.
Cons: There is no free trial, so teams cannot try paid plans before deciding; the 30-day money-back guarantee is the available safeguard.
Cons: Direct Booking Pro's summary promises advanced capabilities without specifying them, making it harder to judge whether the 95.00 GBP per month tier is necessary.
Cons: Security measures are described as potential safeguards, and Zeevou does not guarantee absolute security; risk-sensitive teams should evaluate this against their requirements.

Hostify is a paid option with monthly, rental-count-based tiers and all features in the listed plans.

eviivo is a paid alternative with a single-property monthly subscription and a per-confirmed-booking processing fee.

Hostex is another alternative to compare for short-term rental operations.

Verdict

Choose Zeevou if you manage serviced apartments, vacation rentals or a hotel and want property, guest and direct-booking workflows under one roof, with generous free-plan limits and a mobile app. Its strongest reason to choose is the breadth of the free offering without per-property or per-seat caps. Look elsewhere if a paid-plan trial is essential or if you need fully specified advanced-tier capabilities before committing.
