Overview

Tenants, owners, and staff can send maintenance requests at any hour, adding details and photos. Teams can assign a vendor or internal team, track progress, close work orders, and keep an activity log of resolved requests. Because each request connects automatically to its property and unit, managers can retain useful context instead of treating repairs as a separate inbox.

Updates stay in a connected thread, while the maintenance workspace provides real-time visibility into requests, vendors, SLAs, and property performance. That combination should suit teams coordinating work across properties. Starter, however, offers only basic work orders; internal tickets, assignments, and SLA tracking begin with Growth.

Key features

Requests, assignments, and records

The workflow covers the path from request intake to completion, including vendor management, recurring maintenance, inspections, work orders, and asset history. This breadth makes Platuni more relevant to managers who need ongoing upkeep alongside one-off repairs than to teams seeking only a resident request form.

Resident access and oversight

Residents can use a mobile and web app to request maintenance and access lease details. Managers get a shared view of vendors, service levels, and property performance; Growth adds the assignment and SLA tools that make this oversight more actionable. The listed security measures include encryption at rest and in transit, firewalls, access controls, regular audits and penetration testing, and role-based data access.

Pricing

Platuni uses a freemium model, with onboarding available from one property and no credit card required. The unit thresholds are important: Starter covers up to one unit, while Growth requires at least 10, so operators between those needs may find the entry tiers do not match their portfolio.

Plan	Price	Includes	Best fit
Starter	0.00 USD per free	Up to 1 unit, maintenance requests, basic work orders, and email support	A single-unit operator evaluating the workflow or managing one unit
Growth	1.39 USD per month	Minimum of 10 units, requests, internal tickets, assignments, SLA tracking, API access, webhooks, and priority chat and email support	Teams with a portfolio of at least 10 units that need structured coordination
Enterprise	Custom pricing	Facilities workflows, prioritized maintenance rules, technician dispatch workflows, custom integrations, and 24/7 engineering support	Organizations with more involved facilities or dispatch requirements

The free plan is a meaningful way to begin, but its one-unit cap and basic work orders limit its use for teams managing multiple units. Growth adds the operational controls and API access, but the 10-unit minimum is a substantial step up. Enterprise is the fit for custom integrations and dispatch workflows, with custom pricing.

Platforms

Platuni Maintenance is available on web, Android, and iOS, with API access and webhooks on Growth. Enterprise offers custom integrations. No specific maintenance integration partners are identified, so teams that depend on a named connector should confirm fit before committing.

Who it's for

Platuni suits property managers coordinating resident requests, vendors, and recurring upkeep across a portfolio, as well as residents and service providers participating in that process. It is less compelling for a small operator with more than one unit but fewer than 10, or for a team that needs integrations with a particular named system.

Pros and cons

Property-linked requests: Automatic property and unit connections preserve context for managers handling multiple buildings or units.
End-to-end maintenance workflow: Requests, assignments, work orders, recurring maintenance, inspections, and asset history support more than simple intake.
Useful free starting point: Starter costs 0.00 USD per free and supports one unit without a credit card for onboarding.
A sharp tier jump: Starter is capped at one unit, while Growth requires at least 10, leaving a mismatch for smaller multi-unit portfolios.
Operational controls are tiered: Internal tickets, assignments, and SLA tracking are Growth features, so Starter is not a substitute for a structured team workflow.
Named partner coverage is unclear: Growth has API access and webhooks and Enterprise has custom integrations, but teams needing a specific maintenance connector should verify it.

Alternatives

For a broader directory of student-housing options, compare the Student Housing Software list. If the priority is comparing maintenance-focused products, the Property Maintenance Software and Property Maintenance Management Software lists are more targeted.

Choose Housing.Cloud if a paid, web- and API-accessible platform is the relevant starting point. Room Choice is a freemium web option whose plans are billed to residents rather than operators, with reservation-volume tiers. SpaceBasic is worth considering for a freemium Android, iOS, and web product with a free plan and trial. Stayqa offers a freemium web platform with a free trial and a Growth plan that includes maintenance workflows alongside property and staff features.

RealPage Student is a paid student-housing platform for teams considering that category. Yorlet is a freemium web, iOS, and Android option. Bedspace Manager is a paid alternative with a free trial and monthly plans tied to active-lease limits. Digzio is a free web-based option.

Verdict

Platuni Maintenance is a sound choice for property managers who want requests, vendors, and work records connected to properties and units, especially when Growth’s assignments, SLA tracking, and API access match a portfolio of at least 10 units. Its clearest drawback is the gap between a one-unit Starter plan and Growth’s 10-unit minimum. Look elsewhere if your portfolio falls between those thresholds or you require a confirmed named integration.
